Thank you for choosing Premier Home Appraisals for your Virginia home appraisal. We are excited to meet with you and conduct a thorough inspection of the property (if applicable). On the day of the inspection, please ensure that our Virginia Appraiser has unobstructed access to move around the home's perimeter and all rooms. If you have any pets, we kindly request that you contain them to minimize any potential disturbances. The appraisal inspection will take approximately 20-40 minutes, depending on the property. We appreciate your cooperation and look forward to providing you with a comprehensive appraisal report.
Below is a home appraisal checklist that we have prepared to simplify the process of preparing for your appraisal inspection. Although some of the requested items are optional, they can be helpful and have an impact on the resulting opinion of value. It is important to note that the overall condition of the property is a key aspect of the inspection. All updates and improvements will contribute to this assessment. However, there is no need to provide us with copies of receipts or details about the costs incurred.
Please provide a list of improvements with the approximated year of completion. These should consist of high-value or impactful items that have been replaced or updated since owning the home. If you recently purchased the house, include any updates that were made before your purchase. Examples of improvements include kitchen updates such as appliances, countertops, cabinets, and backsplash. Additionally, consider bathroom updates including toilets, vanities, shower tiling, and flooring. Don't forget to mention any flooring that may have been replaced or refinished, as well as interior and/or exterior paint. Other important improvements to note are roofs, windows, water heaters, HVAC systems, plumbing, electrical work, garage doors, and new decks. Lastly, include any updates made to light fixtures, hardware, and other relevant items.
Provide a list of upgrades. These may include Builder upgrades such as millwork, built-ins, wet bars, central vacuum systems, home theatre systems, irrigation systems, kitchen and bath upgrades, including any custom features or professional-grade appliances, iron balusters, flooring upgrades, etc.
Be sure to point out any exterior amenities, including sheds, barns, ponds, pools, decks, patios, fencing, horse amenities, pavilions, etc.
Are there any HOA fees? If so, what are they, and what do they include?
Provide any surveys, plots, or blueprints that you may have. These may reflect the property boundaries and/or the measurements of the home or improvements. (optional)
Copies of any previous appraisals (optional)
Have there been any additions? Were the proper permits secured? (optional)
Any unique features regarding your location? Easy access to bike or hiking trails, popular parks, or green spaces? Walking distance to public transportation or schools? (optional)
Please note that you may receive a separate email confirming the Terms of Engagement for some appraisals. This ensures clarity and transparency in our communication process.
